The Villas

Building features

 

  • The Villas consists of three, three-storey plus basement apartment buildings, located at 899, 901 and 903 Hiawatha Park Rd,. adjacent to the Ottawa River in Orléans.
  • A total of 78 independent living apartments are provided.
  • A tenant coordinator’s office is located on the ground floor of the central building, at 901 Hiawatha Park Rd.
  • All buildings are equipped with a secured entry lobby and mail box area.
  • Each building is equipped with a centrally-located elevator and two staircases located at each end of the corridor.
  • A guest suite is provided in each building for tenants' overnight guests.
  • A lounge/reception room for tenant use and entertaining is centrally located within each building.
  • The basements are equipped with a common laundry room and storage lockers.
  • All floors and rooms within the buildings are wheelchair accessible.
  • Each floor is provided with a centralized refuse room with a garbage chute located adjacent to the elevator.
  • The heating and cooling for all units is provided by a centralized state-of-the-art geothermal well system for energy efficiency.
  • All buildings are equipped with electronic entry locks and security cameras.
  • Exterior parking, for tenants and visitors, is provided adjacent to each building.
  • The grounds feature a park-like setting with bicycle storage and walking access to phase two of the Bruyère Village and the Ottawa River.

General unit features

 

  • The ceilings are 8’6” high throughout the living and bedroom areas, except where bulkheads are necessary.
  • The ceilings are constructed with two layers of gypsum board and are painted.
  • The flooring is a combination of ceramic tile, vinyl composite tile and plank-style vinyl flooring over 1½” of concrete soundproof topping.
  • The walls between units are of double wall construction for sound privacy.
  • The windows are large, operable, high performance aluminum units with panoramic views to outside.
  • The kitchens feature quality cabinetry and an open concept design.
  • The cabinetry can be modified to provide enhanced wheelchair accessibility.
  • The bathrooms feature a sliding entry door, built-in vanity and walk-in 5-sided molded, pre-manufactured shower enclosure.
  • All apartments are provided with an individual, centralized mechanical heating and air conditioning unit which is fully adjustable. Some apartments are designed with large outdoor balconies.
  • All apartments are equipped with security access control for the main entry door.
  • All apartments are supplied with a stove, a refrigerator, a dishwasher and a stackable washer dryer. However, in City apartments plumbing rough-ins are provided for tenant-supplied stackable washer dryers.
  • All plumbing fixtures feature water-saving valves and safety temperature controls. All apartments are provided with fire alarms, detectors and a fire suppression sprinkler system for tenant safety.

 

Besserer Place

Building features

 

Besserer Place, is a four-storey plus basement apartment building located in Orleans at 889 Hiawatha Park Road. This new apartment building is located immediately adjacent to the Ottawa River and is connected to the existing Residence Saint-Louis Long-Term Care home.

 

  • A total of 149 suites are provided in the second phase.
  • One hundred and eight one bedroom, two bedroom and two bedroom plus den or corner suites
  • Five one and two bedroom, barrier-free kitchen suites
  • Thirty-six individual co-housing units (bachelors)

The building is provided with secured entry lobbies and a centralized mail box area. Three elevators are provided, one in each “wing” of the apartment building. Stairs are located throughout, with feature stairs located at the end of the key corridors. All floor areas and rooms within the building are wheelchair accessible. The basement is equipped with individual storage lockers and a small hobby workshop.
